Assistant Project Manager

Projects range in size from small remodels to large tenant improvements, located in San Francisco, the East Bay, Marin County and the Peninsula. 

Role

The Assistant Project Manager is a master of details, coordination, and understanding the costs associated with project execution. They support the Project Manager by owning management of the project budget and ensuring that the project team and subcontractors have a clear understanding of their scopes of work.

This is an in-person position based in San Francisco, with regular travel to project sites. This is not a remote position.

Responsibilities

The Assistant Project Manager reports to the Project Manager and works closely with the project team to complete Cookline projects. General duties include:

  • Prioritizes client satisfaction by providing high quality project management services

  • Ensure that the project budget and gross margin is accurate and updated by identifying change in budget, reason for change, and is able to point to resources within the project budget to maintain the target margin

  • Responsible for drafting and updating the master project schedule in Smartsheet

  • Collaborates with subcontractors to confirm contracted scope upstream and downstream is accurate to the contracted drawings and industry standards

  • Manages all early-stage communication and onboarding of subcontractors to ensure purchase of needed materials are on track in order to meet project schedule.

  • Estimates and follows Cookline's change order process for any new/changed scope added to a project after contracting

  • Responsible for distributing and successfully leading OAC meetings by communicating clearly on status of the project schedule, RFIs, Submittals, change orders and potential conflict resolutions.

  • Responsible for ownership and leading the project internal team meetings to completion of to-do's, updating RFI's, submittal logs, change order logs and problem solving with the project team and/or subcontractors.

  • Analyze, manage and mitigate project risk by preventing problems/issues and resolve any arising problems quickly

  • Holds subcontractors accountable to industry standards and documented scope of work, ensuring project will pass inspections and ultimately lead to final permit sign off.

  • Analyzes construction plans, specifications and other documentation to gain a thorough understanding of the project scope, costs and risks

  • Prepares client-facing estimates, understand and explain scope in detail, present to management and potential clients

  • Requests and manages subcontractor and vendor bids, understands qualifications and exclusions of all bids received

  • Participate in ongoing education and training opportunities and corporate events

Requirements

  • 2+ years of experience working in commercial construction management

  • Valid driver’s license and vehicle for transportation within the Bay Area. (Cookline reimburses for mileage for job-related travel)

  • Excellent knowledge of construction management processes, including budget management

  • Strong working knowledge of building products, construction details and methods

  • Bachelor degree in engineering, construction management or related field preferred

    Desirable: love of food and eating at great restaurants, Spanish language

Compensation: $77,600-$116,400 per year, depending on experience
