Job description: Assistant Project Manager | Maintenance

We are looking for an Assistant Project Manager (APM) to support in-field Project Managers and work with Site Superintendents to oversee all aspects of project delivery. The APM will also work closely with the Project Coordinator to manage all project documentation (budgets, requests for information, change orders, submittals, subcontracts, etc.).

The APM role is based at our head office in the Dogpatch neighborhood of San Francisco and requires travel to jobsites on an as-needed basis to complete assigned duties.

General duties

The APM will report to the Project Manager and work closely with the project team to execute on maintenance, repair and carpentry needs of Cookline projects. General duties include:

·       Report to a variety of job sites and diagnose issues and recommend solutions

·       Identify tools and materials needed to complete work, or need to contact external service to complete work

·       Accurately estimate time needed to complete work

·       Direct work, train and assign tasks to Cookline Field Technicians

·       Perform a variety of maintenance or installation work for Cookline clients, as directed (work includes but is not limited to framing, doors and window installation, cabinetry installation, trim installation, shelving, caulking, painting, etc.)

·       Maintain and record all time worked and receipts for items purchased as needed and record to the accounting team for accurate and rapid billing of work.

·       Participate in company meetings

·       Work with Project Managers and the leadership team to identify costs associated with work

·       Recognize, manage and mitigate risks occurring on the job site

Requirements

·       A minimum of 2 – 5 years of experience in the construction industry

·       Must have a valid drivers’ license and vehicle for transportation to various jobsites within the Bay Area. (Cookline reimburses for mileage for job-related travel)

·       Ability to assess problems and identify solutions quickly

·       Knowledge and experience using a variety of basic construction tools and materials

·       Knowledge and experience with framing, both wood and metal

·       Knowledge of basic mechanical, electrical and plumbing systems

·       Excellent interpersonal communication and organizational skills

·       Desirable: love of food and eating at great restaurants, Spanish language
